Centre Development Manager (0074HM)

Our client is the real estate investor & developer of a major group headquartered in Western Europe which has 4 main activities:

• Identifying and purchasing the land;

• Developing and constructing the outlets;

• Renting stores;

• Developing “commercial centers”.

The Centre Development Manager will be located in Bucharest however the position will involve travelling in the country to the existing and future locations/outlets.

The Centre Development Manager will report hierarchically to the General Manager of the company.

General Purpose of the Job:

The future Centre Development Manager is expected to ensure a top quality client service by a pro-active and customer focused centre management, thus continuously “taking care” about the client, its needs and requirements.

Responsibilities:

  • Participating in master planning the leasing strategy, set up by the specialized external consultant, based on current market conditions while respecting the general group strategy;
  • Establishing contacts to target tenants and attracting them for the centers to be opened;
  • Implementing the initial leasing plan with support of the specialized partner; consulting and supporting the tenants in the start-up phase;
  • Conducting all activities related to the leasing process and developing the portfolio of potential tenants;
  • Being responsible for an optimum occupancy rate of the properties; negotiating and concluding the lease agreements for new tenants;
  • Supervising that lease agreements are executed as agreed incl. collection of rent etc.;
  • Proposing and selecting a marketing agency and negotiating the budgets for the marketing campaigns; coordinating and supervising the marketing activities;
  • Preparing, following and controlling the yearly budget containing operational/administration expenses;
  • Organizing a proper maintenance of the commercial center(s) and ensuring that services are rendered on the quality level agreed and within set budgets;
  • Proposing the yearly investment budget;
  • Building and managing a trustful relationship with the tenants in order to ensure a good and long term collaboration;
  • Monitoring the commercial activities in the center(s) and reporting on a regular basis to the owners/shareholders about the activities;
  • Analyzing the competition and proposing actions to increase attractiveness of the center(s), based on market observations and latest trends in the market;
  • Collaborating and consulting with the other teams in terms of market orientation and future investment decisions;
  • Developing and maintaining good relation with the relevant authorities;
  • Building up a team according to the expansion strategy in order to be able to keep the high quality standards etc.

Requirements:

  • At least 5 years Project Management experience, preferably within real estate sector or in retail industry;
  • Experience in administrating retail outlets/commercial centers is a strong asset;
  • Solid expertise in negotiating contractual agreements; juridical background an asset;
  • Good commercial understanding and awareness for the market and latest developments;
  • Very good relationship building skills with the ability to set and manage client expectations and achieve delivery excellence;
  • Self-starter with a high degree of initiative, solution finder, good strategic thinking, focused on results;
  • Well-organised, self confident, able to prioritise and multi-task, and to persuade others to do likewise;
  • A positive, “can-do” attitude, who can encourage others to give of their best;
  • Willingness to take over responsibility;
  • Pro-active; Creative; Flexible; Participative;
  • Fast learner; Passionate; Optimistic;
  • Forward thinker with customer focus;
  • Integrity, common sense and sense of humour;
  • University degree in economics or law faculty;
  • Fluent in English; any other language is an asset, etc.
